Fitzsimons Property have been renting property for over 20 years, mainly in the Naas, Newbridge, Kilcullen Sallins and Dublin areas.

In that time, we have learnt what our clients expect from the rental of their property.  Our aim is to meet and exceed our client’s expectations. We pay attention to detail, which is the key to successful property lettings/management and is the reason why so many clients recommend us to family, friends and colleagues.

A vacant property is a big cost to a Landlord, so we strive to minimise the time that the property is vacant and to maximise the rental potential for Landlords. Would be Tenants will be vetted, references will be obtained and verified.

We provide a letting service that is professional, personal, effective and embraces our principles of always putting our Client’s interests first and foremost.

We are familiar with the ever changing property rental legislation landscape. In recent years there has been many developments in the areas of renting setting, rent increases, rent pressure zones (RPZ), rent increases in RPZ’s, notice periods etc. It can be daunting for Landlords to navigate through the changing playing field.

Based on our experience, we offer two residential property rental packages:

1. Basic Letting Package

This consists of the following:

  • Marketing the property for rent
  • For Rent sign at the property at the Landlord’s request
  • Carrying out viewings with potential Tenants
  • Screening Tenants – obtaining & verifying references (work/ Landlord references)
  • Securing Deposit
  • Arranging move in date, collecting first month’s rent
  • Drawing up the lease
  • Completing the RTB documentation for the Landlord. The Landlord can then register with the RTB.
  • Transfer of Utilities – under Privacy Laws, Tenants are the only people who can transfer utilities. However, we advise the relevant utility company of the name, address & phone number of the new tenants and the meter reading, date of move in etc.

2. Full Management Letting Package

The full Management Letting package includes all of the above and also the following:

  • Fitzsimons Property are the first point of contact and deal with the Tenants directly on all queries in relation to maintenance issues, rent etc.
  • Arrange for Tradesmen to carry out any work required, and keep the Landlord informed of any likely costs involved.
  • Set up a standing order for the rent each month.
  • Liaise with the Tenants if there are rent arrears
  • Inspect the property to ensure it is being well maintained.
  • Advise the Landlord before the end of the lease term.
  • At the end of the lease, inspect the property and arrange a refund of Deposit.
